EXTERIOR

The first photo a perspective buyer will see of your home is the main exterior shot.  Make it count with the following suggestions:

Driveway & Walkways -

- Remove all vehicles from the driveway or directly in front of the home.

- Sweep and remove leaves, mulch trash and other debris.

- Remove or put away trash and recycling cans or storage containers from view.

Yard, Lawn, Shrubbery -

- Pick up all children and pet toys (remove all pet waste and debris).

- Remove and/or store all lawn & gardening equipment, sprinklers, hoses, etc.

- Maintanence (mow, trim, cultivate) the lawn, garden, and shrubs a day or to before your shoot.

- Making sure all walkways and entrances or views of the home are not obstructed by overgrowth.

Making Your Home Picture Perfect

INTERIOR

The NUMBER 1 priority in preparing your home for a photo shoot is the interior. Ensuring that you have done a thorough cleaning of the interior and fixtures. Ensuring that the carpets, windows (inside and out), kitchen, bathroom and all other rooms are sparkling clean and fresh. Make note not to use an overpowering scent or spray, as this can turn a buyer off. Good things to use are high quality plug ins or scent warmers, encouraging comfort foods or scents that are inviting (cinnamon, apple, vanilla).

Common Living Areas-

- Open all window coverings or adjust them for optimal lighting.

- Turn on all lights and have matching light bulbs in same fixtures.

- Turn off all ceiling fans, moving blades obscure photos and are a distraction.

- Clean out and remove all clutter, childrens toys, magazines or newspapers, remotes, etc.

- Turn off all televisions, computers and likewise, along with  tidying cords.

- Keep pets and their areas from photo view.

Kitchen -

- Remove unecessary items from counters, leaving 1 counter top appliance and decorative platter.

- Remove all papers, magnents, and dish towels from refrigerator or appliances.

- Move pet bowls and trash cans or storage containers from view.

Bathrooms

- Remove all personal effects from counter tops, leaving unlit candle or dispenser.

- Make sure all towels are clean and matching, neatly hung or folded and close toilet lid.

- Make sure all glass and fixtures are spotless and clean. Remove cleaners and shower essentials.

Bedrooms

- All beds should be clean, made, neat with no lumps or wrinkles.

- All clothing folded and neatly hung or put away.

- Clear tables, dressers and nightstands, leaving a lamp, single alarm clock and 1-2 books.
